Luxury Made Repeatable

Elevating an UHNW Rental Portfolio with a
Cohesive Design Strategy.

Situation

A UHNW residential rental portfolio - a mix of historical buildings in Prime London locations lacked a unified design standard, limiting asset and rental value. Refurbishments were producing fragmented aesthetics, variable FF&E quality, and operational inefficiencies.

The buildings were in constant cycles of works, requiring careful sequencing to protect resident experience, plus the portfolio faced a major competitive disadvantage: no air‑conditioning, with heritage and structural constraints limiting traditional installation routes.

The challenge was to establish and roll out a cohesive, luxury design identity that respected historical fabric, worked within realistic budgets, and adapted case‑by‑case — while aligning stakeholders around one unified creative direction.

Solution

The development and rollout of Design Guides — a portfolio‑wide design system that unified aesthetic standards, improved operational efficiency, and elevated product quality across heritage‑constrained buildings.

Design strategy — Defined a luxury yet practical design identity tailored to UHNW rental expectations, balancing premium finishes with repeatable, budget‑aligned specifications.

Cross‑functional consultation — Worked professionals to ensure guidelines were aspirational, buildable, and adaptable.

Tendering & value engineering — Ran competitive tenders, refined specifications, and made final design decisions that aligned cost, feasibility, and brand integrity.

Adaptive implementation — Applied the guides across multiple live projects, adjusting specifications to suit individual units’ limitations, meet CapEx budgets and limit resident impact.

Staging integration — Partnered with the staging company to create complementary staging templates that reinforced the new design identity and improved show‑unit performance.

Air‑conditioning strategy — Introduced a viable AC solution, navigating heritage and structural constraints to address a long‑standing competitive weakness.

Continuous refinement — Updated the guides as they were rolled out, improving efficiency, reducing contractor queries, and strengthening consistency across the portfolio.

Outcome

The rollout delivered a measurable uplift in product quality, commercial performance, and operational consistency:

Rental uplifts of up to 71% (33% average) in design‑templated refurbishments — a significant improvement over the portfolio’s historic 10% uplift.

20% reduction in days on market, with templated flats leasing in 19 days vs 23 days across the wider portfolio.

A unified luxury identity across all refurbishments, strengthening the portfolio’s positioning in the UHNW rental segment.

Improved refurbishment efficiency, with repeatable specifications reducing procurement time, contractor variations, and decision‑making delays.

Strategic AC integration, future‑proofing the portfolio and addressing a long‑standing competitive weakness.

A scalable, evolving design system, now embedded across the portfolio and used as the foundation for all refurbishment and uplift projects.
